Tip 6: Consider buying a home, not renting one!

It has long been conventional wisdom that it was better to buy a home than to rent one. In reality this may or may not be true. There are lots of good reasons to buy a house and lots of good reasons not to. It is important to consider all of these factors in order to decide if you are better off buying or renting. In most cases you will find that you are better off buying just don't automatically assume it to be true.

In large part paying rent is a waste because you spend all of that money and at the end of it you don't actually own anything. This is hardly a good situation and it is the primary reason that most people try to buy their own home. That being said it is not always a good idea to buy a house so you need to be able to determine if it is a good idea.

The first thing that you need to make sure of before you buy a home is that you can actually afford to buy a house. A lot of people have gotten themselves into trouble in recent years because they bought houses that they really couldn't afford. Usually they could just barely make the monthly payments, then the interest rates went up and they ended up with higher monthly payments that they couldn't afford. You have to make sure that you can afford the payments and that you have enough of a cushion that you can still make the payments if they go up.

The other thing that you really need to look at before you decide to buy a home is to make sure that you are not buying at the top of the market. A house is an investment and like all investments it can go up in value or down. You do not want to buy a house only to see its value decrease. In order to make sure that this doesn't happen you need to look at house prices the way that you would any other investment.

If you have made the decision that buying a house is a good idea and that you can actually afford one there are a whole host of other things that you are going to have to think about. You are going to have to find a house that you like and you are going to have to arrange a mortgage. All of this can involve quite a bit of effort on your part. Buying a home can be a great financial decision but it is a big step and you need to make sure that you go into it knowing what you are doing. Otherwise it may not turn out to be the great investment that you thought it was.
